Remote Purchasing

Buying a property in Alanya before arriving in Turkey: a virtual tour, power of attorney and the title deed process, step by step.

You can choose a property in Alanya and go through the purchase process even before you arrive in Turkey. We have outlined the general steps on this page; we plan the process with you for every purchase.

1. Choosing a property via a virtual tour

We take you on a live tour of the properties you’re interested in via WhatsApp or another video call app. You’ll see the interior of the property, the view, the communal areas of the estate and the surrounding area with your own eyes; you can ask any questions you have straight away.

2. Decision and preliminary agreement

Once you have made your decision, the price, payment plan and delivery terms will be set out in writing. If an advance payment or deposit is required, we recommend that you do not make any payment until you have seen the terms in writing.

3. Power of Attorney

You can grant a power of attorney to a person you trust or to a solicitor so that they can carry out land registry procedures on your behalf. A power of attorney can be drawn up at the Turkish consulate in your country or at a local notary (with an apostille and a sworn Turkish translation). We recommend that you determine the scope and duration of the power of attorney in consultation with a solicitor.

4. Tax number and bank account

A tax number is required to purchase property in Turkey; it can also be purchased by proxy. It is recommended that you open an account with a Turkish bank to ensure that payments are properly recorded.

5. Valuation report and appointment at the Land Registry

For foreign buyers, a valuation (expert appraisal) report issued by a licensed organisation is required for land registry transactions. Once the report has been prepared, an appointment must be made with the Land Registry Office.

6. Payment and transfer of title

The transfer of title takes place once the sale price and land registry fee have been paid. Your solicitor will complete the formalities; a copy of the title deed will be sent to you.

7. Delivery and subscriptions

Turnkey handover, as well as electricity, water and internet connections, can be arranged via a power of attorney or with our guidance. Your property will be ready when you come to view it.

Points to note

  • Before purchasing, have the title deed checked and ensure there are no mortgages or attachments on the property.
  • Please make payments via bank transfer, stating the reason for payment.
  • Do not make the scope of the power of attorney wider than necessary.
  • Legislation is subject to change; please check the current requirements with a solicitor before proceeding.
