Checklist for Buying a House in Alanya

Investment

Alanya tersanesi ve Kızıl Kule

Points to consider before buying a flat or villa in Alanya: location, condition of the property, title deed and budget.

Going through a few key points in turn before buying a property in Alanya will go a long way towards minimising any future surprises. This article serves as a checklist; we recommend that you clarify with your adviser what each point means in your particular situation.

Location: How important is the distance to the sea, the town centre, the airport and your everyday amenities (supermarket, chemist’s, school) to you? Will you be staying all year round or just during the summer months? The answer to this question will largely determine which area you should look at.

Condition of the building and estate: The age of the building, its state of repair, the condition of the communal areas (swimming pool, car park, lift) and whether the estate management is operating efficiently should be assessed on site. If possible, it is recommended that you visit the property on more than one occasion at different times of day.

Title deeds and documents: The title status of the property being sold, any mortgage or attachment records (if applicable), and the occupancy (occupancy permit) certificate must be checked. As reading and interpreting these documents is a technical matter, it is recommended that you seek the assistance of your adviser and, if necessary, a legal adviser.

Budget: In addition to the sale price, items such as land registry fees, any translation or notary fees, and, where applicable, consultancy fees will affect the total cost. Please ask your adviser for exact figures and the current terms and conditions.

This checklist provides a general framework; we recommend that you plan the steps to be taken for your specific circumstances (citizenship, payment method, type of property) in consultation with your adviser.
